The first phase of the Edington Subdivision is a 27.13 acre development on the south side of Moscow, ID. SynTier provided the master planning, civil engineering, land surveying, and construction administration for the project. SynTier’s master planning laid out the road map for the 230 acre site. The focus of the master plan was to provide immediate density to the project to help with the growing concerns for housing, while decreasing the density to preserve the hills and natural terrain as you move through the development. SynTier worked with the City of Moscow to determine system-wide utility impacts. SynTier was responsible for the entitlement phase of the project, surveying the project, annexation into the City of Moscow, Neighborhood meetings, and approval through the City of Moscow City Council.
Due to the expedited nature of the project and the tight construction windows, the design process of the Edington Subdivision was more similar to a Design-Build project than the typical Design-Bid-Build process of most subdivisions. SynTier Engineering was the primary designer for the first phase of the construction plans. SynTier oversaw the design of the regional lift station for the site, as well as developed regional stormwater facilities. Design elements included the road, utility, and stormwater designs, as well as grading for each of the individual lots.
SynTier provided Construction Assistance (CA) throughout the project. CA services consisted of construction staking, quantity verification, as-built surveying, site meetings, assisting the city with utility testing, and verifying pay contractor requests. SynTier also performed the stormwater permitting and site investigations for the project. Our Certified Erosion and Sediment Control Lead (CESCL) performs weekly site visits and reports to continuously update the Stormwater Pollution Prevention Plan (SWPPP), keeping the contractor, site, and owner in compliance with the Idaho DEQ stormwater regulations.
